How to Launch a Property on Openn Without a CRM Integration

This video walks agents through the process of manually adding and launching a property listing on Openn when no CRM integration is in use. Agents will learn how to enter property details, upload photos and documents, configure the offer form, and set up campaign settings before going live.


WHAT THIS COVERS

Navigating to the Properties Tab

  1. Log in to Openn — you will land on the Properties tab by default.
  2. If you are on another page (Dashboard, Contracts, or Search), click the Properties tab in the top left corner. It is the second tab from the left.
  3. Click Add Property in the top right corner.
  4. Select your sales method: Auction, Private Treaty, or Tender.
  5. The video demonstrates the Private Treaty process, but the same steps apply for other methods.
  6. Enter the street address and a headline for the listing.
  7. You can copy and paste the headline from your CRM or another source.
  8. Add a property description and click Next.
  9. On the next screen, enter general information such as the number of bedrooms, bathrooms, and parking spaces, as well as land size and house size.
    1. Note: Buyers generally find properties through major marketing sites like realestate.com.au or Domain rather than through Openn directly, so this section does not need to be completed in detail.

      Adding Seller Details

      1. Click Add Seller and enter the seller's details.
      2. You can optionally invite the seller to observe activity on their property listing.

      Uploading Photos

      1. Click Add from Computer to open your file browser.
      2. Navigate to the relevant folder and select the images you need.
      3. Photos can also be dragged and dropped directly into the upload area.

      Uploading Documents

      1. Move to the Documents tab and upload files using drag and drop or the file browser.
      2. Documents upload quickly.
      3. To make documents visible to buyers, select the documents you want to share, click Share, and set them to Public — this allows anyone with the link to access them.

      Adding Legal Information and Listing Price

      • Enter any required legal information in the designated field.
      • The listing price field is noted as not critical, so it does not need to be the focus.

      Adding Team Members

      • Add any joint listing agents and admin staff who need access to the campaign.

      Reviewing the Offer Form

      • Your offer form will have been pre-configured as a template in the back end and will populate automatically.
      • Always review it before launching.
      • If changes are needed for this specific property, they can be made quickly at this stage.

      Configuring Campaign Settings Before launching, set the following:

      • Price guide — for example, offers over $1,000,000.
      • Minimum offer increment — recommended starting point is $10,000 or $25,000, depending on the price point.
      • Observers — turn on.
      • Deadline — leave off to start.
      • Transparency — turn all levels off to start.

          Launching the Property

          1. Click Save and then Launch.
          2. Once live, click Share in the top right corner to access property-specific QR codes and share links for distribution.

                                          1. Do I need a CRM integration to list a property on Openn?
                                            No. You can manually enter all property details directly in Openn by clicking Add Property from the Properties tab.
