How to improve an offer

This article provides information about how to improve an offer in Openn, including tips on what to do if you get stuck

Improve Offer

You can improve an offer you have made on a property in Openn if:

  • You have made an offer
  • The listing agent has reviewed and progressed your offer

The offer increment and offer value fields shown in the image below will be shown on the property page in Openn if your offer has been progress and the property is still for sale:

Improve Offer

To increase your offer:

  1. Either:
    1. Enter a new value in the increment field. This value must be greater than or equal to the minimum increment (which will be displayed under the increment field). Your new offer value will be calculated based on the increment and displayed in the offer value field.
    2. Enter a new value in the offer value field.
  2. Click the "Place offer" button (or "Place bid" button for auctions) under the increment and offer value fields.
  3. Click the "Confirm offer" button (or "Confirm bid" button for auctions) under the increment and offer value fields.
    • Check your offer value before confirming it! If you have entered an incorrect amount then click the Cancel button under the increment and offer value fields, and then enter the correct offer value before continuing from step 2 above.
  4. Your new offer will appear immediately in the timeline.

If you cannot improve your offer then the sections below may provide information that will help you resolve the problem, or provide means to escalate your issue to the agent or Openn support. Common questions asked by users that are answered on this page include:

Am I online?

If you're having troubles viewing a property in Openn then you should first check your internet connection. If it takes a long time to load the property page then you may want to check the speed of your connection (if you do a Google search for "internet speed test" then you'll see a Google widget and other sites that will allow you to perform a free speed test that will rate your connection).

Has my offer been progressed by the listing agent?

When you offer is progressed by the listing agent, you will receive an in-app message and also an email if you verified your account and enabled email notifications.

You will not see the offer increment and offer value elements in the image above if your offer has not been progressed, and you will not be able to improve your offer.

If you have concerns that your offer has not been progressed then please speak with the listing agent. You can find the phone number and link to email the agent on the property page in Openn.

Am I logged in with the correct account?

If your offer has been progressed but you cannot see the offer increment and offer value elements in the image above, then you should first refresh the page in your browser or navigate away from and back to the property in your browser or mobile app.

If you cannot see the offer elements after refreshing the page then please check that you are logged in with the correct account. You can verify this by checking your app messages and seeing the notification that your offer was progressed and other notifications for the property. If you cannot see those notifications and have more than one Openn account then you should logout and then login with the correct account.

Is the property still for sale?

The offer increment and offer value elements will only be displayed when the property is on the market. If the status bar across the top of the property screen shows that the property is under offer or been sold or withdrawn then you will not be able to improve your offer and should contact the listing agent if you require additional information.

Am I viewing the correct property?

If you cannot see the offer elements then it's a good idea to check that you're viewing the correct property! If you're using a link in an email or social media, or have searched for the property, then there is a possibility that you've somehow navigated to the wrong page. You can search for a property address using the search bar across the top of the screen in the web app or using the search feature in the mobile app, and then navigate to the property again to confirm that you're at the right address.

Is there an issue with my browser?

If you're having trouble viewing a property or improving an offer in Openn using the web app then you may have an issue with your browser. You should first try refreshing the page, and if that doesn't work then you could perhaps try with a different browser or use the mobile app. If one browser doesn't work and another does then you may want to clear the cache, or just use the one that works.

Is there an issue with my mobile app?

If you're having trouble viewing a property or improving an offer in Openn using the mobile apps then you may have an issue with your mobile app. You should close the app and start it again. If your app then shows that there is an update available then you must update the app before continuing. If you're still having issues with the mobile app then you could try deleting the app and reinstalling it, or use a mobile browser to access the web app at anz.openn.com.

Is my offer high enough?

If you're viewing the property in Openn and can see the offer elements but cannot place your offer, then please check that your offer value is the minimum value allowed.

  • For private treaty and tenders, your new offer amount must be equal to or higher than your previous offer value plus the minimum bid increment set by the listing agent. The current highest offer may be shown in the "Current bid" section at the top left of the property screen, depending on the transparency settings for the negotiation set by the listing agent.
  • For auctions, your new offer amount must be equal to or higher than the current highest offer plus the minimum bid increment set by the listing agent. The current highest bid will be shown in the "Current bid" section at the top left of the property screen.

Can I get help if I've tried all these things and still can't improve my offer?

If you've tried everything and still cannot improve your offer then please contact the listing agent (their phone number and link to email them are available on the property page) or email Openn support using support@openn.com.
