How to Configure Campaign Settings on Openn
This video walks the agents through the campaign settings available on Openn and explains how to update them at any point during a campaign. Agents will learn how to configure price guides, offer increments, visibility levels, observer settings, and deadline options. The video also explains how the Final Offer Stage timer works and when it can be activated.
WHAT THIS COVERS
Accessing Campaign Settings
- Navigate to the property on the Openn platform.
- Click the Edit button in the top right corner.
- You will be taken directly to the campaign settings.
Price Guide
- Each state in Australia has different regulations around price guides.
- Agents must ensure their price guide complies with the rules in the state they operate in.
- This setting controls the smallest amount by which a buyer can raise their offer.
- It can be adjusted at any point during the campaign.
- The recommended starting points are $10,000, $25,000, or $50,000, depending on the property's price point.
- Agents should adjust the increment downward over time rather than increasing it during the campaign.
- The observer toggle allows agents to turn the observer function on or off.
- It is recommended to keep observers turned on, as it creates a lead generation opportunity.
- Agents can choose from five levels of transparency, which can be toggled on progressively throughout the campaign.
- The recommendation is to use visibility in an agile, sliding-scale manner — not necessarily starting with full transparency, but enabling additional levels as negotiation opportunities arise.
- The five visibility options are:
- Number of Buyers and Observers — shows how many offers are on the table and how many people are watching.
- Property Ranking — shows where each buyer is ranked based on price alone.
- Highest Offer — shows the single highest offer currently in the campaign.
- Offer Value — shows every buyer's offer, giving full price transparency.
- Conditional or Unconditional — indicates whether each offer has conditions attached.
Deadlines
- Agents can choose to set a deadline from the start of the campaign or at a later stage.
- A fixed deadline cuts off offers at a set time (e.g., exactly 5:00 PM).
- Agents can optionally allow offers after the deadline if needed.
- When any level of price transparency (ranking or offer visibility) is turned on, it is recommended to use the Final Offer Stage timer instead of a fixed deadline.
- This is a resetting countdown clock — if a buyer submits an offer while the timer is running, the clock resets.
- The Final Offer Stage timer is only available when at least one visibility level is turned on.
- If all visibility is toggled off, the Final Offer Stage option will not appear.
Final Offer Stage Timer
- When any level of price transparency (ranking or offer visibility) is turned on, it is recommended to use the Final Offer Stage timer instead of a fixed deadline.
- This is a resetting countdown clock — if a buyer submits an offer while the timer is running, the clock resets.
- The Final Offer Stage timer is only available when at least one visibility level is turned on.
- If all visibility is toggled off, the Final Offer Stage option will not appear.
KEY TERMS
- Campaign Settings — the configuration options for a property listing on Openn, including pricing, increments, and visibility rules.
- Minimum Offer Increment — the smallest amount by which a buyer can increase their offer during a campaign.
- Observer — a person who watches a campaign without placing an offer; they can see activity based on the agent's visibility settings.
- Visibility Levels — settings that control how much pricing and offer information is shown to buyers during the campaign.
- Property Ranking — a display that shows buyers where they stand relative to others, based on price only.
- Unconditional Offer — an offer made without any conditions (e.g., no subject to finance or building inspection).
- Conditional Offer — an offer that includes one or more conditions that must be met before the sale proceeds.
- Final Offer Stage Timer — a resetting countdown clock that activates near the deadline; any new offer during this window resets the clock, preventing last-second sniping.
- Fixed Deadline — a hard cut-off time after which no further offers are accepted (unless the agent enables post-deadline offers).
COMMON QUESTIONS
-
Can I change campaign settings after the campaign has started?
- Yes. Campaign settings can be updated at any point throughout the campaign, including the minimum offer increment and visibility levels. - When should I use the Final Offer Stage timer instead of a fixed deadline?
- The Final Offer Stage timer is recommended whenever you have ranking or any price transparency turned on. It prevents buyers from waiting until the last second by resetting the clock each time a new offer is submitted. - What is the observer function, and should I use it?
- The observer function allows people to watch a campaign without placing an offer. It is recommended to keep it turned on because it offers a lead-generation opportunity. - Why can't I see the Final Offer Stage option in my settings?
- The Final Offer Stage timer only appears when at least one visibility level is enabled. Turn on any level of transparency — such as the number of buyers or property ranking — and the option will become available.
What minimum offer increment should I start with? The recommended starting point is $10,000, $25,000, or $50,000, depending on the property's price point. It is best to start higher and adjust downward during the campaign, rather than increase it later.
